SICK BUILDING SYNDROME

Sick Building Syndrome (SBS) is, in environmental and occupational health, a syndrome describing a combination of medically unexplained symptoms or illnesses associated with a building.

People often report one or more of the following symptoms:

  • Dryness and irritation of the eyes, nose, throat, and skin
  • Headache
  • Fatigue
  • Shortness of breath
  • Hypersensibility and allergies
  • Sinus congestion
  • Coughing and sneezing
  • Dizziness
  • Nausea

In general, people become aware of their symptoms after several hours at work, and feel better after leaving the building for a certain period of time. These symptoms can also be caused by other conditions, such as a cold or the flu, and are not necessarily the result of poor air quality. However, if several of your employees experience the same symptoms over a long period of time, your building could be suffering from SBS.

ENERGY SAVING

Heating and cooling a business can be a significant annual expense. The level of maintenance of the heating and air conditioning system has a direct impact on its operating cost. A lack of maintenance will greatly favor the accumulation of dust, debris, pollutants and contaminants in the various components of the system. Here are three essential components whose neglect can lead to additional operating costs:

The accumulation of contaminants on the coil reduces its energy efficiency because the transmission of cold or heat through the fins is reduced as the accumulation becomes significant. The system must then run longer to maintain the desired temperature, resulting in additional energy consumption.

An air filter that is not replaced regularly fills with too much dust and debris and creates an air restriction in the ventilation system. This leads to a loss of efficiency in heating and cooling. Your system must then run longer to reach the desired temperature, resulting in higher energy consumption.

The accumulation of dust and debris in the air ducts obstructs the air circulation thus causing a restriction on the air flow. The system will run longer to maintain the desired temperature resulting in additional energy consumption.

DUCT CLEANING FREQUENCY

For the commercial sector, it is recommended to have the heating and air conditioning equipment inspected, as well as the air ducts and the air return and exhaust ducts every year. If the inspection reveals the presence of one of the following elements, it is recommended to have the air ducts cleaned:

  • Particle buildup
  • Deficient system performance
  • Odors coming from the system
  • Discharges of debris or impurities visible to the naked eye
  • System invaded by birds, rodents or insects or presence of their droppings noted
  • Contamination by construction dust or debris
  • Presence of mold

A proper inspection will decide whether duct cleaning is required or not.

NADCA CERTIFICATION

The internationally recognized standard of excellence in the field of ventilation duct cleaning is called ASCS (Air Systems Cleaning Specialist) and is issued by the NADCA (National Air Duct Cleaners Association), an American non-profit association. Over 1200 members from 20 countries are ASCS certified. At Ultra Air Inc., we have had our certification for nearly 10 years. The process for obtaining and maintaining certification is rigorous:

  • Be a member of the association and have paid its membership fees
  • Pass the certification exam covering the following areas of knowledge:

    • Duct cleaning methods
    • Pollutants and contaminants present in air ducts
    • Association code of ethics
  • Have a valid liability insurance policy
  • Obtain 6 continuing education credits annually
  • Pay annual renewal fees
